Do you offer a FREE initial consultation?
Yes - An initial meeting to visit the site and discuss the project is Free of charge.
How are your Fees worked out?
After the initial meeting I will send you a quotation based on you individual needs.
This will be broken down and based on the stages outlined in the RIBA Plan of Work
1. Preparation and Briefing (Project Brief and Feasibility Study)
2. Concept design (Pre planning advice, Initial design Stage, Liaise with 3rd party services)
3. Spatial Coordination (Develop the design, Incorporate consultant recommendations, Decide Construction methods, Submit Planning application)
4. Technical Design - (Building Regulation and Technical Drawing package)
5. Construction

3. Inspection fee - Fee for Building control to inspect the construction work at various stages through the project.

Do I need Planning permission?
All new building require Planning permission and Building Control Approval, however some alterations and extensions do not require planning permission and are considered permitted development.

How long does Planning permission take?
The Local Authority have a minimum of 8 weeks to make a decision.
